MADISON COMMONS |  2019

Madison, Alabama

This MCP mixed-use development project is located in Madison, Alabama, just west of the high-tech city of Huntsville, Alabama.

 

The project included redevelopment and demolition of an existing 82,000 square foot grocery anchored shopping center to make way for a  new 54,400 square foot stand-alone Publix grocery store with a drive thru pharmacy, along with 21,000 square foot of retail space at the South side of the property along Brown’s Ferry Road, one of the busiest intersections in Madison, Alabama. Project completion was March of 2019.

SIGNATURE VILLAGE |  2016

The Villages, Florida

In 2015, MCP acquired a closed Sonny’s Barbeque building. Although the Sonny’s had failed, it was located directly across the street from the Villages latest Town Center named "Brownwood”. MCP acquired an adjacent property and redeveloped the assembled site into 17,000 SF of mixed-use retail, restaurant, healthcare and financial. The property opened 100% leased at rents that were significantly above the prior market history.

PLAZA VENEZIA |  2013

Venice, Florida

Plaza Venezia is a Publix anchored shopping center of 68,400 square feet located at the intersection of Laurel Road and Pinebrook Road. MCP faced challenges that were not uncommon during the Great Recession. First, the plans for an adjacent 60 acre healthcare campus were shelved. Then the proposed extension of Honore Road to meet at the Laurel Pinebrook intersection was delayed. Despite the challenges, we opened the Publix on time, on budget, and 95% leased. MCP also leased an out parcel to McDonalds.

SAXON CROSSING |  2010

Orange City, Florida

Saxon Crossings is a 350,000 regional shopping center at the key intersection of Saxon Boulevard and Enterprise Road in Orange City, Florida in high-growth Volusia County and is situated near I-4, an easy commute to Orlando, Florida. At the time of acquisition by MCP, Target and Lowe’s Home Improvement were in place. MCP added flagship stores for LA Fitness and Hobby Lobby along with 26,000 square feet of mixed retail and restaurant space.

UNIVERSITY SQUARE |  2018

Winter Park, Florida

In 2005, MCP redeveloped an old Winn-Dixie center into “University Square”, anchored by Target, CVS, Starbucks and Fifth Third Bank. Twelve years later, Target was looking to monetize some of their excess parking and looked to MCP for a solution. We took an acre of parking farthest from the Target entrance and built a two tenant building for AT& T and HCA owned Care Now. Additionally we were able to accommodate a drive up ATM for PNC bank.

CORTEZ COMMONS |  2015

Spring Hill, Florida

In late 2013, Hobby Lobby asked MCP to find a solution which would accommodate a 55,000 square foot store in Spring Hill, FL. MCP acquired a 20 acre parcel at the high profile intersection of SR 50 and Mariner Blvd.

A center of 121,000 square feet was constructed, anchored by Hobby Lobby, Dicks Sporting Goods and Five Below. An out parcel multi-tenant building accommodated Mattress Firm, Vitamin Shoppe, Bob Evans and a Wells Fargo ATM. Additional outparcels were leased to Wawa, Bonefish Grill and Chili’s. The center has remained at 100% occupancy since opening day.

PAVILION CROSSING |  2012

Riverview, Florida

Pavilion Crossing is a 68,000 square foot Publix anchored center in the booming area of Riverview/Brandon near the city of Tampa. Located at the intersection of US 301 and Falkenburg, traffic counts exceed 70,000 vehicles per day. In addition to the center, MCP leased out parcels to McDonalds, Starbucks, Heartland Dental, Federal Navy Credit Union and The Learning Experience.

ISLAND WALK |  2017

Palm Coast, FL

MCP acquired a 150,000 square foot existing Publix anchored center that was originally built in 1978, and planned a rebirth for the tired, 50% vacant center. Publix was anxious to get a new store but could not afford to be closed while a new store was being built. Much of the center was demolished to make way for a new 54,000 SF Publix and drive through pharmacy. Construction was staged so Publix could remain open. After the new store grand opening, the old Publix box was retrofitted for Hobby Lobby and a vacant Bealls space was renovated for Petco and Tuesday Morning. New free standing Starbucks, Chase Bank and IHOP out parcels were added, taking the center to 206,000 square feet.

HARBOR POINT |  2014

Vero Beach, Florida

Harbor Point was originally conceived by another developer. MCP's initial interest in this location was to develop a Walgreens Pharmacy across the street from the future Publix. The great Recession of 2009 changed everything and MCP was given the opportunity to acquire the land, which would become Harbor Point. The greatest challenge, however, was not the dire economy, but the fact that a planned roadway, which Publix required be open prior to their store, was neither fully designed, nor funded. MCP negotiated a multi-party developer’s agreement with the County and other stakeholders in the area, Pulte Homes. We were able to accelerate the construction of the required roadway and opened the Publix in 2014. Additionally, we built an out parcel building for A T & T and leased a pad to McDonalds.

SHOPS AT FOXWOOD |  2011

Ocala, Florida

Shops at Foxwood is a 78,000 square foot Publix anchored center featuring a 54,000 square foot Publix store with a drive through pharmacy. Additionally, a Walgreens and McDonalds are part of the center. Publix was a relocation of a 37,000 square foot store at the same intersection. Shops at Foxwood is located on US 27 close to I-75 and Golden Ocala.
